My name is Barbara and I’m a Polish student from Wroclaw, now living in beautiful Málaga. I would like to share with you my Spanish story, which started with an Erasmus students exchange program and is now moving on to the next exciting chapter – an internship in one of the international real estate offices, in Málaga center. And what I would like to inform you today about, is the huge potential in real estate investments in Málaga

When I found out that I would be able to spend a semester abroad in Spain, my heart beat harder. I have always been fascinated by warm countries, and Málaga seemed like a dream destination. The time I spent here became one of the most precious periods of my life.

But why are Poles actually so attracted to this place?

First of all, it’s the incredible aura of the place! The place enchanted me completely. Málaga has something that makes everyone here feel like heaven. Sunny days, blue skies, beautiful beaches, charming backstreets, and even winter temperatures pleasantly put a smile on your face when you compare them to the winter reality in Poland.

Spanish culture and cuisine are also factors that attract us like a magnet. Tapas, sangria, flamenco – these are just some of the attractions that Málaga has to offer. It’s a real paradise for the palate!

Málaga is also a cultural center with countless festivals, concerts, and other artistic events. It is a city that is alive and vibrant all year round! Fiestas, or Spanish parties and festivals, are also something that attracts Poles. It’s impossible to get bored here! The traditional fiestas – for example, La Feria – and carnivals are an unforgettable experience, and an opportunity to learn about the local culture and traditions.

Therefore, dear investors from Poland, if you are looking for attractive places to invest, Málaga is the place to consider. Is a booming property market. The city attracts tourists, retirees, and of course many Erasmus students who are looking for a warm and friendly place to live. This makes real estate investments here have huge potential.

What else can attract Polish investors to this charming city with Real Estate Investments?

A diverse range of properties: In Málaga you can choose from charming historic apartments to modern luxury villas. Whether you’re interested in residential or commercial investments, there’s something to suit every investor’s preference and budget.

Perfect living conditions: In addition to the natural beauty, Spain is offering one of the lowest costs of living in all European countries.

Easy connections from Europe and Poland: Málaga is the gateway to the Costa del Sol. The airport here already handles millions of passengers a year. It is just a 3h flight from Poland. There are cheap flights to Málaga already from many Polish cities – Wroclaw, Katowice, Krakow, Warsaw, Poznan and Gdansk. Also, the proximity of Málaga International Airport makes the region easily accessible both for tourists and investors. Now from the airport, you can take the train to Málaga, Torremolinos, Benalmádena, or Fuengirola in no time! In 10 to 30 minutes, you are there. There is also a public transport bus to all towns and cities on the Costa del Sol.

Low maintenance: The utilities, electricity, or gas payments compare favorably with other European countries. The Costa del Sol is located is a Mediterranean climate, which means long summers and mild winters. Thus, the charges associated with heating a flat will be relatively lower than in Poland.

There is more…

Escape from high inflation: The uncertain situation across the Polish eastern border, the dynamic growth of property prices in Poland and rampant inflation have strongly weakened the Złoty, which is still under pressure in the second half of the year. This gives a boost to property investments in other countries such as Spain precisely. Poles have joined the group of the most active nations in buying flats and houses precisely in this country.

Diversification: Investing in foreign properties can be a way for Polish investors to diversify their holdings and reduce risk by spreading their investments across different markets.

Year-round demand: Málaga is a paradise for sun and sea lovers. It enjoys over 320 days of sunny days every year. Which makes it one of the most popular tourist destinations in Europe. Rental properties in Málaga are popular all year round. And to maximize profit, the property can be offered as a short-term holiday let in the summer and as a long-term rental in the winter.

Political and Legal Stability: Spain is a country with well-established political and legal stability. This is an important factor for investors looking for safe and secure investments. Andalucía now has the second lowest tax requirements after Madrid.

High ROI for all your Real Estate Investments

A safe investment: Over the last 10 years, property appreciation has been consistently growing. Prices now stand approximately 17% higher than they were a decade ago. This suggests, investing in a property in this area is a fantastic opportunity for capital growth.

High returns: Property on the Costa del Sol not only guarantees a high rental potential (and therefore a high return on investment), but also a good chance of selling the house or flat at a profit just a few years after purchase. According to the latest statistics, the average rental yield for a property in Málaga is 7.22%. This is well above rental yields in other popular Spanish cities, including Barcelona (5.29%) and Madrid (4.96%).

Attractive Property Prices: Compared to other popular European cities, property prices in Malaga are relatively affordable, which attracts investors looking for investment opportunities.
